A real island, reached by a real bridge

Day Island sits off the western shore of University Place, between Chambers Bay to the south and the Tacoma Narrows Bridge to the north. It is a long, low strip of land with Puget Sound on its west side and a sheltered lagoon on its east. The only way on is Day Island Boulevard West, which leaves Bridgeport Way at 27th Street, drops toward the water, and crosses a short bridge onto the island. The remnants of the original bridge, once at 19th Street, are still visible on the northeast shore.

That single crossing is what shapes the place. There is no through traffic, no commercial strip, and no reason to be on the island unless you live there, keep a boat there, or were invited. The platting dates to 1907, when the island was divided into 60-foot lots, and much of that original scale survives: narrow lanes, cottages set close to the water, and newer Northwest contemporary homes built to catch the view. The Day Island Club, a voluntary residents' association with its own clubhouse on Day Island Boulevard, hosts community events through the year.

The island also carries a piece of Northwest boatbuilding history. The Willits Brothers built their celebrated cedar canoes here for decades, and the maritime character never left. Boats still outnumber sidewalks.

There are only a few hundred parcels on the island, and no land left to develop. Every home falls into one of three settings, and which side of the island you are on matters more here than square footage.

West-side Sound waterfront

Homes facing open Puget Sound and the Narrows, many on no-bank or low-bank lots with private beach and tideland rights. Sunsets land directly on the Olympic Mountains. Currents run hard here, so these are view-and-beach lots more than swimming lots, and they trade at the top of the University Place market when they trade at all.

Lagoon-side and moorage lots

The east side of the island faces the protected lagoon that separates it from the mainland. This is where the yacht club and yacht harbor sit, and where a home can come with a dock or a slip a short walk away. Calmer water, quieter feel, and the practical choice for anyone who wants their boat in the water year-round.

Interior and elevated view homes

A row or two back from the water, many homes still frame the Narrows from an upper floor or rooftop deck. Original 1920s and mid-century cottages sit next to full rebuilds. These are the entry point to the island and the most common place a first-time Day Island buyer lands.

Why so few homes come up for sale

The supply is fixed. The island was fully platted more than a century ago, shoreline rules make new waterfront lots impossible, and owners tend to stay for decades, often passing homes to the next generation. In a typical year only a handful of Day Island properties change hands, and the best waterfront lots may not list publicly at all.

For buyers, that means being ready before a listing appears. For sellers, it means pricing to a market with almost no direct comparables, where the right buyer is often already waiting.

Boats, moorage and the Narrows

Most communities call themselves waterfront because they can see the water. Day Island residents keep their boats a few hundred feet from their front doors.

Day Island Yacht Club

Founded in 1949 by island residents and still member-owned, with its own tidelands, moorage, boat launch, trailer parking and a clubhouse on the lagoon. Membership is not limited to islanders, but living here puts the club within walking distance.

Day Island Yacht Harbor

A private, gated marina in the lagoon where covered boathouses and slips are individually owned and occasionally come to market on their own. Owning a boathouse here is one of the few ways to hold Day Island property without buying a home.

Narrows Marina next door

Just north on the mainland shore, Narrows Marina handles fuel, pump-out, bait and tackle, and additional moorage, with Boathouse 19 for waterfront dining. It is the everyday services stop for island boaters.

Kayaks, paddleboards and the lagoon

The lagoon is flat water for an evening paddle. Experienced paddlers work the Narrows on the tide, and the shoreline toward Titlow Beach is one of the South Sound's best-known scuba areas.

Wildlife at the seawall

Harbor seals, sea lions, bald eagles and, several times a year, orca pods moving through the Narrows. Residents keep binoculars by the window for a reason.

The view you buy

West-facing homes look across the Narrows to Fox Island and the Kitsap and Key peninsulas, with the Olympic Mountains behind. To the north, both spans of the Tacoma Narrows Bridge frame the channel.

Off the island, everything is close

Day Island feels remote and is not. Bridgeport Way West, University Place's main commercial spine, is a few minutes up 27th Street, with Whole Foods, Trader Joe's, the Town Center and the University Place Library. Chambers Bay, host of the 2015 U.S. Open, is roughly ten minutes south with its public links course and the paved 3-mile Grandview loop trail along the bluff.

For commuters, State Route 16 is minutes away: the Tacoma Narrows Bridge to Gig Harbor and the Kitsap Peninsula in one direction, I-5 and downtown Tacoma in the other. Joint Base Lewis-McChord is about 20 minutes south, and Seattle is reachable in under an hour outside peak traffic.

The island is served by the University Place School District, including Curtis Senior High School. Charles Wright Academy and Annie Wright Schools are the nearest independent options. Confirm current attendance boundaries with the district when evaluating a specific address.

Buying on Day Island

The island suits boaters who want moorage steps from home, buyers who want true Puget Sound waterfront without leaving the Tacoma metro, and anyone who values a neighborhood where people know each other's boats by name. It is not the right fit if you want a large flat lot, a three-car garage, or a house that never needs a paintbrush; salt air is part of the deal.

Automated estimates struggle here. There are too few sales, and a west-side no-bank lot and an interior cottage two streets over are not the same asset. Photography and timing matter more than usual: the view sells the house, and the view is best in the long light of late spring through early fall.

The mix runs from original 1920s to mid-century beach cottages to fully rebuilt Northwest contemporary homes. West-facing Puget Sound waterfront commands the highest prices in University Place, typically well above one million dollars; lagoon-side and interior view homes sit below that. Because so few homes sell each year, values move in steps rather than a smooth curve, and an agent who tracks every island transaction is worth more here than an online estimate.

How is the commute from Day Island?+

State Route 16 is a few minutes from the bridge. Downtown Tacoma is about 15 minutes, the Tacoma Narrows Bridge to Gig Harbor about 8 minutes (eastbound tolls apply), Joint Base Lewis-McChord about 20 minutes and Sea-Tac Airport about 35 minutes outside peak hours. Seattle is under an hour off-peak, and Sounder and Amtrak service runs from Tacoma Dome Station.

Tideland and bulkhead ownership, dock or slip rights and their transferability, FEMA flood-zone designation and insurance cost, Pierce County and City of University Place shoreline permitting rules for any remodel or bulkhead work, septic or sewer status on older cottages, and the condition of pilings, seawalls and salt-exposed exteriors.
